01 / THE FRICTION

A public record isn't
a ready-to-work lead.

Philadelphia permit activity can point to a property worth a closer look. But a record alone doesn't tell an agent who to contact, which team should handle it, or whether the information is ready to use.

The job wasn't to replace Follow Up Boss. It was to make the work before it more useful.

01 / HUMAN REVIEW

Know what needs a closer look.

Uncertain records stay in a visible queue. A person checks the details before the next step.

THE CONNECTION BEHIND THE SCREEN

Find the signal.
Keep the judgment.

One connected workflow, with a human decision before the handoff.

  1. 01 / COLLECT

    Bring the context together.

Pull permit records and enrich them with property, owner and zoning information.

  2. 02 / REVIEW

    Make the exceptions visible.

Score and route records. Keep uncertain information in a manual-review queue.

  3. 03 / HAND OFF

    Stay in the team's tools.

Send selected records to Follow Up Boss for agent follow-up—not automatic outreach.

03 / WHAT EXISTS TODAY

A working tool.
Not a promised return.

BUILT

A shared review workspace.

The dashboard brings record scores, manual review and department routing into one place.

CONNECTED

A path into Follow Up Boss.

The team can select records for CRM handoff and continue work in its existing system.

NOT YET MEASURED

The commercial impact.

Attributable closings, incremental revenue and time savings have not yet been established.

04 / MODELED POTENTIAL · NOT ACHIEVED RESULTS

What could it mean?
Start with the assumptions.

A planning scenario from the October 4, 2026 review. Not a forecast, measured lift or ROI.

CONDITIONAL SCENARIO13.5%

Modeled increase over historical average monthly gross commission, after the sales cycle matures.

The math only holds if the inputs do.

The reviewed September chart totaled 1,170 qualifications. At an assumed 1% close rate, that models 11.7 eventual closings from a month's volume.

This assumes all 1,170 are unique, incremental, usable prospects; future volume repeats; and commission per closing matches the team's historical average.

Those assumptions are not verified. Records may repeat or already exist in the CRM. Two September dates were missing. Historical financial totals were provisional, and new leads and closings were not a matched cohort.

Lower usable volume or conversion means a lower result. Costs, splits and expenses are not deducted. This is not a guaranteed monthly gain.
